Moving in a tenant removes their status of the applicant, they then become a tenant. Step-by-Step Guide: Click the Toolbox tab on the left-hand side of the page in the household overview. This will bring up a list of tools. Mouse-over the “actions” symbol and a drop-down menu with options will appear. Click “Move-In”: The following Move-In Wizard will appear A. Assigned Unit Overview: Includes unit address, program, project, and bedroom amount. B. Unit Verification: If selecting “This is not the correct unit. Un-assign and select a new unit.” the household will be unassigned from the unit, and a new assignment wizard will run (See The Assignment/Unassignment Process). C. Next Button: Proceed to Move-In Date Step. Set the Move-In Date for Household: A. Move-In Date Picker: The move-in date will default to today’s date. Fill in the correct date manually or choose one from the calendar icon. The system will not allow a move-in date prior to the assignment date in the Household History. B. Date of Next Required Certification: Like the Move-In Date, the Certification Date will default to today’s date, however many months out the Program Certification Cycle is set. You can customize this by checking the Set Custom Recertification Date radio button and changing the date. C. Pro-Rate Rent?: Yes/No (Pro-rating rent will adjust the first month’s rent charge to reflect how many days of that month the tenant lived in the home. For example, if a tenant whose rent is $200 moves into a home on the 16th of the month, pro-rating the rent will only charge this tenant for the remainder of the month. In this case, that would be $100. If No is selected, the tenant’s rent will not be pro-rated based upon move-in date and the tenant will be charged the full month’s rent regardless of when he or she moves into the home). D. Previous Button: Backtrack to the previous step. E. Next Button: Proceed to the next step. Rental vs. Loan Unit: If the unit belongs to a rental program, the next step will be Rent Details. At this step, you can set a fixed rent rate, and/or view the rent calculation and print the TTP Worksheet. Fixed Rent: Fixed Rent?: Yes/No. Select yes to set a fixed rent rate. Rent Amount/Reason: Fill in the monthly rent amount to be fixed, and the reason for the fixed rent rate. Previous Button: Return to the Move-In date step. Next Button: Proceed to the next step in the wizard. Rent Calc/TTP: Fixed Rent?: Yes/No. Select No to allow the unit/project/program’s TTP calculations to take effect. TTP Worksheet: This shows the information and data used to calculate the rent amount for the household. Print TTP Worksheet: Clicking this opens a new window with a .PDF file of the rent calculation information that you may print. Review & Complete: A. Move-In Information: Including household, unit information, move-in date, and loan terms/monthly rent amount. B. Additional comments: Enter any additional comments on this move-in. C. Previous Button: Return to the Waiting lists step. D. Finish Button: Click to confirm and complete the move-in process. Success! The household is now moved in. If this household is moved into a program associated with a Loan Program, you may want to begin the setup of their loan in the Loan Tracking center, found within the Tracking tab.
